Documented Conditions Membrane Seams — Moisture was detected at a membrane seam on an upper steep-slope roof area, with wet insulation identified for removal during reroof construction. Roof & Vent Conditions — Wet areas were identified on the lower roof, including below the roof hatch and vent wall. A vent curb membrane also exhibited a moisture heat signature associated with an open membrane condition. Valley & HVAC Areas — Moisture signatures were documented at valley conditions and adjacent to rooftop HVAC equipment. At one location, a core cut was specified to verify the saturation level. Wet Insulation & Trapped Moisture — The assessment identified wet insulation and trapped moisture beneath the roofing membrane, with affected areas marked for repair or removal before reroofing. Field Documentation Thermal findings were documented by location and temperature measurement, providing a record of identified conditions to support field verification and reroof planning.
